For many people, getting access to affordable insurance can be a challenge if you live in a high-risk flood area or have recently experienced a flood. However, being proactive and putting measures in place to protect your home from flooding can leave you in a much stronger position when it comes to negotiating with your insurance company. An example of this can be seen in the case of a customer we installed our barriers for this summer.
Our customer’s house is located close to the River Irwell in Ramsbottom, just north of Manchester. Properties on the opposing side of the river regularly experience flooding, but in twelve years of living in the property our customer had never been flooded – that was until the winter floods of December 2015.
On Boxing Day the property was flooded by 9 inches of water and while that was considerably less than that 4-5ft of water which flooded properties across the river, it was still enough to do serious damage. Fortunately, the family were out of their home for just two days and their insurers appointed a project manager to oversee the reinstatement of the property – an agreement which allowed the property owners to use their own tradespeople.
The reinstatement was completed in June 2016 and Flood Ark was subsequently tasked with supplying and installing our range of flood barriers at the property in September 2016. This installation demonstrates the bargaining power that property level protection offers when negotiating with insurance providers.
In the case of this property, the owners had been informed that their renewal premium would be increasing by 60% as a result of their post-flood claim. Having contacted their insurance company, Home & Legacy, and explained that they had arranged for our barriers to be installed, that quote was reduced to a 25% increase – making property level protection well worth considering if you live in a high flood risk area.
